This spacious, individually designed villa comprises of entrance hall; sliding ashwood doors ahead lead into a spacious lounge, with comfortable quality furniture – 2 sofas, armchairs, low table, TV (with free-to-view satellite channel access), video, music system, open fireplace and wall-to-wall, floor-to-ceiling double glazed sliding door; these offer access to, and stunning views across the outside terrace, pool-deck and wedge-shaped swimming pool, and across Mahon harbour.

Off the lounge is a large bedroom with double bed, floor-to-ceiling bow window overlooking the harbour, and therefore offering superb sea views. A door from this room provides direct access to the terrace and pool.

To the right of the entrance hall is access to the ultra-modern open plan kitchen-utility room, and dining area. The kitchen is fully-fitted with quality units, and comes completely equipped with all the modern domestic appliances, crockery, cutlery etc. including electric oven and ceramic hob, extractor, fridge-freezer, washing machine, dishwasher, etc. From the dining area, a large sliding french door also provides great views and access across the outside sunbathing/dining terrace, wooden pool deck, pool and sea views across the harbour.

Left from the entrance lounge is a corridor leading to 2 bedrooms – one with twin beds, fitted wardrobes and modern en-suite bathroom/WC, and access to the exterior and terraces via a door; a further bedroom with twin beds and fitted wardrobes, and a family shower room/WC.

Ashwood stairs from the entrance hall lead up to the first floor (and down to the subterranean garage); on the first floor are 2 large bedrooms with ash tongue and groove wood floors – 1 with twin beds, 1 with double bed, and both with harbour views from their windows. In addition, there is a further small single bedroom/dressing room.

There is also a large family bathroom with bath and shower attachment set in marble surround, WC and a wash basin set in marble surround. Both large upstairs bedrooms and the family bathroom have doors providing access to an upper level terrace.

Externally and to the front of the villa, there is a Mediterranean-style garden with various shrubs, plants and trees typical of the region. To the rear and facing the sea, there is tiled terracing – partly covered, partly open, with ample space for al fresco dining and sun bathing, and a lovely “infinity effect” swimming pool of 8m x 4m at its widest point, giving the effect of swimming from pool to sea!

Although situated on its own very private and secluded plot, with rustic green-belt to one side of the villa, the many bars, restaurants, shops, supermarkets, etc. of the historic town of Es Castell are just a few minutes stroll away, and the capital of Mahon, and its fashionable marina less then 5 minutes by car. Numerous south-east coast beach of Menorca are within a 10 – 15 minute drive.

The harbour has shops and market stalls in the evening and many restaurants which are well known for their good but not necessarily cheap seafood.
